What does the NewGRF settings within OpenTTD show as active, rather than what you have within the 'newgrf' folder?

I don't know how OpenTTD handles things if you remove a NewGRF tar file without first removing it from the list that OpenTTD wants to use (via the NewGRF settings window in-game), but that could be playing a part in the graphics issue you're seeing
I only install and remove ingame, This is just to show all GRF's.
This mod does not work together with Z or Abase thats why the towns never grew.

Uninstall Belgium town names and try a new game from scratch, the gaps in the towns and the towns decreasing generally occur when there is some sort of problem with the tile under the town name.

In any case, I am going to test with abase and zbase.

zbase is definitely not causing the problem, I haven't noticed it.. As for abase, it is incomplete and unfinished, rather zbase is recommended.
The only problem I can think of is that the original buildings are overwritten, but the game started too early and there aren't enough houses available in real city yet?
Something similar happened to me once with another city set, for this very reason.
Sorry, I didn't notice the year in the screenshot.
Although I haven't seen this problem, I never use the real city set itself.

That's probably it, if I remember correctly the Real Houses buildings start to appear around the year 1970, I think you've hit the key.

Thanks Argus, the game must start after 1970, I have on schedule to prepare a newgrf of old buildings.

The temporary solution is to not remove the original buildings from the game.

Some of your houses start earlier but I can't find them now. I did see one though, and maybe it was a mistake or an error - overlay with another graphic?
However, there will be some, otherwise the game should crash like with the Polish building set 4, saying that no city could be built.

This is what happens if I overwrite the original houses
Instead of houses, you can see a lot of "padding" graphics. And empty places where there is nothing, in bigger cities.

Thanks for the data, a good idea is to use Real Houses together with CZ houses.

Anyway as I said before I'm thinking of doing a old buildings newgrf, something like "Old Real Houses Townset" covering the period from 1900 to 1970 or something like that.

Some buildings of the current Real Houses can easily belong to the 1920 as well.

The problem is that this beta of CZTR is still available rather hard only via the Facebook of the CZTR team. But I would say that even the extrazoom UK set available on bananas can be decent with real houses. They're probably smaller, but...
Although, if we compare the CZTR church and English houses in the next picture, it's not bad.
This indicates that even CZTR beta apparently does not start in the early period.
3rd picture shows the same combination in 2000. Nice.

Absolutly lovely <3<3<3<3<3<3<3<3<3. Finaly a good buldings set. Seems sim city xD. But I have to say one bug I found: it doesnt work fine in winter climates for me.

Is there any tip for the fps? The game has big performance issues with this Newgf, at less that what I have...

I have tried putting and removing the Real Houses, in different versions of OpenTTD. The result is always the same. As soon as I zoom out a bit the game becomes unplayably slow. Even on small maps, it is putting a section of road and you can no longer zoom out. I find it weird that it only happens to me. I don't know if it's some kind of configuration. But it seems similar to something I've seen around that the game is dysfunctional at 4k. My monitor is 4k, but without this NewGRF the game runs perfect even on huge maps. I've also tried lowering the resolution and all nvidia performance optimizations to no avail. I have also noticed that if I focus on a large city the lag increases, or that if I reduce the game window to a tiny size, the lag also decreases to a great extent.

Close your game, edit the openttd.cfg file, find the line that says "sprite_cache_size_px" and change the value to 256. See if that helps.
