City zoning?

Good morning.

Are there any docs about city zoning? I tried to find some, but only figured out, that city has 5 zones: round center, circular boulevard around it and 3 more, of irregular form. That's all. Feels like there's some shadow conspiracy about this vital topic :::)

What i need to know:

1) what are those 3 zones of irregular form in the suburbs? What's the difference between them?
2) do player stations (bus stops, etc.) make some effect on zoning and, respectively, on city buildings placement?
3) are city zones and city-player interactivity changeable, or are they unchangeable basics of TTD?

Well... in the beginning there is just some roads. Then if it get's about 1000 citizens almost the whole city is pavemented. After when the city has grown more there will be a circular alley. Usually it'slike a kind of border. Inside it is the centre town and outside lots of little houses (In my games I always call them ghettos :) )The spreadout-form usually is roundy, but if terrain and roads don't allow, it will grow to one or two directions only. That's what I have seen. Ofcourse there might be some better answers but I don't know them :)

Also the coastsided towns usually don't grow as big than mid-land. I think it's because it tries to be round and thinks that it has buildings in sea too :)

The transition zone is shown by a ring of trees on the pavement next to the roads.
